With both an understanding of today’s property market and knowledge of statutory policy and site constraints, TEA can advise on the feasibility for your residential or commercial project. Such advice can be presented as a report for submission to the planning authority or potential investors. If required, TEA can arrange a measured survey of the land or property by a trained surveyor. This should be produced for any project moving into the Design phase.


At the heart of our work, TEA will provide you with a comprehensive design service from initial concept design to detailed proposals where sketches, drawings, models and visualisations are produced for discussion and approval. Using the latest design software TEA will model the proposal allowing the client to virtually tour the spaces before committing to its construction.

Planning Application

TEA have access to a network of planning consultants able to work with a client looking to maximise development on their site. TEA has delivered detailed Design & Impact Assessments, Heritage Statements and Travel Plans. Construction Information

Following planning approval, each project must be prepared in order to comply with the building regulations. This may either be done by submitting a notice or full plans application. TEA will discuss which of these options is best for you. For any structural work, TEA can arrange the appointment of a structural engineer.


TEA have an extensive knowledge of local and global manufacturers and specifiers and will guide you through the selection of furniture, fittings and equipment, including showroom visits and offering trade discounts.


With access to a network of contractors and suppliers, TEA can recommend the best companies to deliver your project. Tenders will be sought from a number of companies to ensure you receive the best possible price.

Contract Administration

With experience in managing building contracts through to completion and beyond, TEA is able to administer standard contracts to ensure that you are financially protected and the highest quality of work is achieved. If required, TEA can arrange the appointment of a registered Quantity Surveyor. For certain larger schemes this may be considered at the very beginning of the project.
